Are For Sale signs permitted? 

One (1) for sale sign is permitted to be displayed on the inside of one (1) window on the front of each residential unit, provided the sign does not exceed 24” x 30” and is not illuminated in any way.  

 

Are realtor lock boxes permitted? 

Yes. 

 

Are there any pet restrictions? 

Permitted pets: dogs, domestic housecats, parakeets, budgies, canaries, parrots and birds of that sort, small fish in an aquarium.  

No animal or bird which is not a pet, nor any insect or reptile may be kept anywhere within this condominium plan. 

The following dog breed and cross of one (1) or more of the following dog breeds are not allowed: Pitbull, Rottweiler, Doberman, Akita, any sort of guard dog or dog originally bred for fighting, any such breed as the Board of Directors may determine, in its absolute discretion from time to time is not allowed.  

 

Are there any occupancy restrictions? 

No unit shall be occupied at the same tie by mire than three (3) persons who, during that period of such occupancy are full or part-time students at a post-secondary educational institution, without the express written consent of the Board, which consent may for any reason be arbitrarily withheld.  

 

Are there any leasing restrictions? 

No. 

 

What are the parking rules for residents? 

Owners are not permitted to park in visitor parking at any time. Owners may only park in their garage or driveway.  

 

What are the parking rules for visitors? 

There are nine (9) visitor parking spaces available on site. All overnight vehicles must have a visitor parking pass. Visitor permits are valid for three (3) consecutive nights.  

Owners are responsible to maintain their visitor parking permits. In the event a permit is lost, stolen or damaged a replacement may be ordered from property management.  

 

Are there restrictions regarding changes to the common elements? 

All renovations and changes both to the inside of the units and the common elements must have written permission from the Board of Directors prior to the commencement of any work. 

 

Is there sub-metering of utilities? 

No. 

 

Are there any unusual maintenance items? 

Driveways, garage doors, front doors, lighting of individual units, unit numbers (physical numbers attached to the home), plumbing, electrical, porches and front walkways, interiors, back decks, aluminum siding, locks, sliding doors, windows, screens, patio screens, exterior siding and brick are the responsibility of the owner.  

 

Are there any bulk utilities included in the common expenses? 

No. 

 

Is there private waste pickup? 

Waste is collected by the City of Guelph. City bins must be stored in the garage.  

 

Are there any amenities? 

No. 

 

Are there any smoking or cannabis restrictions? 

No. 

 

Is there any other important information to know? 

No window air conditioners are permitted.  

No satellite dishes are permitted.
